You only know what you know, RIC Safety Audits exist to make your life safer. Properties have many hidden issues which fall under the category of “out of sight, out of mind”. Lights, power points and light fittings are not designed to be”set and forget.” They require regular checking and servicing, and that is where we come in.
Detailed Reports
We provide detailed final reports to enable property owners and rental providers preferred contractors to quote required repairs quickly and efficiently. Our reports include information about, and recommendations for, works that will be required to be compliant with future implementations of the Residential Tenancy Regulations 2021.
Quality Assurance
We do internal auditing of our own audits to make sure quality control is maintained and we send multiple trades to the same site on the same day to prevent inconvenience for renters and property owners.
Upon completion of testing, a comprehensive report will be uploaded onto the Property Managers Portal, with recommendations for works that may be required as per the Residential Tenancy Regulations 2021.
Temporary Appliance Hire
Temporary appliances available to hire to provide a short term solution upon finding non compliant appliances to avoid unnecessary issues.

Switchboards
- Comprehensive visual inspection, taking note of all required labelling, fire protection and general condition of switchboard.
- Full test of every safety switch to ensure it operates in the required times and at the appropriate current levels.
- Inspection of all cable for damage and deterioration.
- Photos are taken of all relevant parts and recommendations noted.
Light Fittings & Switches
- Visual inspection of all light switches and all light fittings.
- Photos taken of any light fitting or switch that requires further attention and included in final report.
- Ensuring all relevant light fittings have earthing continuity.
Power Points
- Visual inspection of every practicably accessible power point.
- Comprehensive testing on every practicably accessible power point including a fault loop impedance test and a polarity test.
- Photos taken of any power point that requires further attention and included in final report.
Earthing Requirements
- Every appliance independently tested to ensure continuity of earthing system.
- Insulation resistance test on every accessible electrical appliance and equipment.
- Inspect and test main earth electrode and equipotential bond to ensure they’re compliant with AS3000:2018.
- Photos taken of any part of the earthing system that is found to be non-compliant to help Real Estate contractors quickly and efficiently quote required repairs. Photos are taken of all relevant parts and recommendations noted.

How often are electrical safety checks required?
Under Victorian rental regulations, electrical safety checks must be conducted every two years for rental properties. All electrical outlets must meet updated circuit safety standards as of March 2023.
What qualifications do your electricians have?
All our electricians are fully licensed under our Electrical Contractor License (REC-32042) and follow strict testing procedures according to AS3019:2017 Section 4 and AS3000:2018 Section 8.

A typical electrical safety inspection takes approximately 45-60 minutes as part of our comprehensive 1-1.5 hour safety audit. We coordinate convenient times with renters to minimise disruption.
